America’s airports are entering a new era of expansion and modernization as passenger demand, aging infrastructure, security requirements, and economic growth continue to drive major capital investment nationwide. From large international hubs to growing regional airports, officials are advancing projects designed to improve traveler experiences, expand operational capacity, strengthen security systems, and position airports for long-term growth.
Many existing terminals were built decades ago and are no longer capable of efficiently accommodating today’s passenger volumes, modern airline operations, or evolving security technologies. As a result, airport authorities are prioritizing terminal replacements, concourse expansions, baggage system upgrades, airside improvements, sustainability initiatives, and enhanced passenger amenities. These initiatives are creating significant opportunities for engineering firms, construction companies, technology providers, architects, consultants, and suppliers that specialize in transportation infrastructure.
Officials with the Metropolitan Washington Airports Authority have announced a major capital improvement initiative focused on Terminal 1 at Ronald Reagan Washington National Airport in Arlington, Virginia. The project, valued at approximately $835 million, is part of a broader airport modernization program designed to enhance operational efficiency, passenger capacity, and traveler experience.
The initiative will replace the existing nine-gate Terminal 1 concourse and headhouse with modern passenger facilities. Planned components include redevelopment of the concourse, terminal headhouse improvements, fuel farm upgrades, relocation of support functions, and landside infrastructure enhancements that will support ground-level facilities, access systems, and pre-security technologies. Early-stage activities currently underway include planning, pre-design studies, schematic design, surveying, site investigations, stakeholder coordination, and preliminary engineering. The project remains in the planning and design-support phase, with construction expected to begin in summer 2027.
A terminal expansion project estimated at approximately $110 million is planned for Rapid City Regional Airport in South Dakota. The initiative is part of the airport’s long-range development strategy and will focus on expanding the concourse and adding five new gates.
Planned improvements include construction of a new concourse that will significantly expand passenger waiting areas while improving circulation space, seating capacity, and passenger amenities. Additional upgrades will address accessibility throughout the terminal expansion, including security checkpoints and gate areas. Supporting infrastructure improvements will include vertical circulation systems, building systems upgrades, and integration with existing terminal facilities.
Airside improvements will include apron and ramp upgrades, expanded aircraft parking positions, taxi lane adjustments, and additional operational areas needed to accommodate increased flight activity. The project is currently in the pre-delivery planning phase, with construction anticipated to begin in 2027.
Officials at Bismarck Municipal Airport in North Dakota are advancing an approximately $132 million terminal development project designed to modernize facilities and accommodate growing passenger demand at one of the region’s key aviation hubs. City leaders view the initiative as part of a long-term strategy to support population growth and economic expansion throughout the Bismarck-Mandan region.
Major components of the project include construction of a new terminal and upgrades intended to improve operational efficiency for travelers, airlines, and airport personnel. Planned enhancements include expanded passenger processing areas, upgraded TSA screening technology, improved baggage handling systems, and modernization of ticketing and gate areas. The project will also add two new gates, enhance accessibility, and incorporate infrastructure systems designed to support long-term operational reliability.
Because of the project’s size and complexity, construction will occur in multiple phases to ensure uninterrupted airport operations. The project is currently in the design phase, with procurement anticipated in late 2027. Completion is targeted for 2030.
Travelers using Central West Virginia International Yeager Airport in Charleston will soon experience significant facility upgrades through a $65 million redevelopment initiative designed to modernize the airport and position it for long-term growth.
Originally constructed in the 1940s, the airport is slated for extensive modernization. The project includes demolition of two existing concourses and construction of a replacement concourse featuring updated passenger amenities and operational improvements. Plans also call for renovation of key portions of the original terminal and upgrades to Taxiways A and B to improve operational efficiency.
The upgraded facility will include new TSA security checkpoints, expanded post-security holding areas, modernized restrooms, new restaurants, and additional concessions. Sustainability remains a major focus of the project, with officials planning to reuse portions of the existing structure rather than build an entirely new facility.
Project leaders intend to use a Construction Manager at Risk delivery model, with phased construction designed to avoid disruptions to airline operations. Construction solicitations are expected by late 2026.
Airport officials in Oregon are advancing the next major phase of the Eugene Airport terminal renovation and expansion program. The initiative centers on the future development of Concourse C, along with related ticketing and baggage claim expansions. The overall program is estimated to cost as much as $241 million.
City leaders and airport officials are partnering during the planning phase to address terminal capacity limitations, including constrained gate availability, ticket counters, baggage facilities, airline support areas, and overnight aircraft parking capacity.
The planned expansion will add a new Concourse C featuring eight gates, a terminal connector, expanded passenger circulation areas, and swing-gate capability to accommodate charter operations and larger passenger volumes. Additional work will expand ticket counters, airline offices, support spaces, and baggage claim facilities. Planned infrastructure improvements include upgrades to outbound baggage handling systems, baggage screening and make-up areas, electrical systems, HVAC infrastructure, terminal support areas, and aircraft parking capacity associated with future gate expansion.
The project will also improve passenger processing efficiency from curbside check-in through boarding while reducing congestion in the existing terminal and supporting long-term air service growth. The Concourse C ticketing and baggage claim package remains in the feasibility and predevelopment phase, with airport officials indicating that construction could begin by or before 2030.
As airport systems throughout the nation continue to experience increased passenger activity and operational demands, capital improvement initiatives such as these will continue to accelerate. Industry analysts anticipate continued investment in terminal modernization, expanded gate capacity, security enhancements, sustainability features, and infrastructure resiliency over the next decade. Because of this, the airport sector will likely remain one of the strongest sources of upcoming public infrastructure opportunities nationwide.
