College Station mulls P3 for multipurpose arena, mixed-use development

The city of College Station is seeking to create a public-private partnership (P3) with Texas A&M, the city of Bryan and Brazos County to convert a park into a mixed-use development. 

The initiative coincides with an ongoing College Station effort to redevelop the Greater Northgate area, consisting of four districts slated for reconstruction and expansion. One of the dedicated spaces – Hensel Park – is being considered by the city for the development project. 

The initiative would prominently feature a multipurpose arena used to host men’s and women’s basketball events for Texas A&M. The facility would be future proofed with state-of-the-art equipment and technology, offering superior methods for fan engagement and platforms for sponsors. 

Features included in the arena’s design may include ultra-premium suites, an upper concourse, extensive wayfinding solutions, cutting-edge ticketing areas, dining spaces, lounges and more. Notably, the facility would be part of a mixed-use development, which would include additional commercial and residential components. 

While College Station is in the process of establishing a P3 with its potential project collaborators, the project’s scope remains in the preliminary planning phase. An entertainment provider has already taken the initiative, pitching a vision for the venue’s timeline and development process. Next steps will include conducting a feasibility assessment to determine market, financial, technical and legal viability. 

The city has not yet established the project cost or construction timeline.
